1 - Avoid being accosted on the beaches, in the street or at the airport or bus station by strangers offering short-term apartments.
2 - This type of approach has inherent hidden dangers for the tourist, such as:
a) Danger of theft, with the use of a copy of the key.
b) Rental of the same apartment to various families.
c) The owner of the apartment being unaware that his/her property has been rented, whereby the tourist can be accused of invasion of domicile.
3 - Consult established companies that are accredited by the Regional Council of Real Estate Brokers (CRECI - Conselho Regional dos Corretores de Imóveis).
4 - Obtain information about companies that deal with short-term apartment rental prior to arrival, if possible: for example, from RIOTUR, TURISRIO.
5 - In the apartment building, try to become acquainted with the doormen, in order that you may contact them if an emergency should arise.
6 - Refrain from receiving strangers in the property for gatherings and parties.
7 - Request official contracts and receipts on company stationery from the real estate company. For reservation purposes, real estate companies traditionally ask for a down payment of 50%, with the remainder payable on arrival, in addition to a surety deposit to cover any breakages and damage that may occur. Upon entering the property, request the list of furniture and utensils and check that everything is in working order. The deposit is returned after a pre-departure check and return of the keys.
8 - Short-term apartment rentals are permitted by law for no longer than 90 days. All real estate and condominium charges are normally included in the rental price, with the exception of electricity, gas and telephone usage.
9 - Refrain from walking around with ostentatious jewelry or carry more money than necessary. Carry a minimum amount of money and use credit cards were possible. When going out, preferably take a copy of your original documentation. Avoid showing your camera and always keep it hidden in a small bag..
10 - When seeking information about excursions, outings, etc., consult specialized agencies,competent authorities, or even the real estate agency where you rented your apartment.
